There will be a special virtual meeting of the Little Falls Planning Board on Monday, March 21 at 7:00 PM to review an application submitted by KV Realty for the construction of seventy four residential units and six attached townhome units along Paterson Avenue (see application details below).
The KV Realty application is in alignment with the Township’s “Downtown Little Falls Redevelopment Plan” that was approved by the Little Falls Town Council on June 14, 2021.
The Downtown Redevelopment Plan “….sets standards for development and site improvements in the declared area in need of redevelopment. The introduction of new housing and businesses to the area will activate the downtown streets and create a sense of place within the community, diversify housing stock in the Township, assist it in meeting its affordable housing obligation, and create an increase in bus and rail ridership….”

According to a public notice dated March 11, 2022 KV Realty is seeking to construct the following buildings with the following variances, waivers and exceptions:
Proposed Addition to Building at 15 Paterson Avenue (Block 111 Lot 9): The applicant plans to maintain and restore the original building and add residential units to the second and third floor. The building will consist of Parking/Storage on Lower Level; Retail/Restaurant on First Floor; 3 residential units on 2nd Floor and 3 residential units on 3rd Floor. Variances required for number of parking spaces, parking space size, no loading space, lot coverage and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval to permit the development of the property as reflected on the plans submitted as the same may be revised.
Proposed Building at 25 Paterson Avenue (Block 111 Proposed Lot 11.01): Parking/Storage on Lower Level; Retail on First Floor; 4 residential units on 2nd Floor and 4 residential units on 3rd Floor. Variances required for number of parking spaces, parking space size, no loading space, lot coverage and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval and lot line adjustment/subdivision to permit the development of the property as reflected on the plans submitted as the same may be revised.
Proposed Lot (Block 111 Proposed Lot 11.02): This proposed lot contains a staircase to the Morris Canal Parking Area, a greenspace and an area for 2 drywells. The lot is proposed to be conveyed to the Township of Little Falls with a drainage/utility easement reserved for KV Realty, LLC its successors and/or assigns. Variances required for lot area and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval and lot line adjustment/subdivision to permit the development of the property as reflected on the plans submitted as the same may be revised.
Proposed Building at 27 & 29 Paterson Avenue (Block 111 Proposed Lots 11.03 and 11.04): Six (6) Townhome Units each with 2 car garages. Variances required for lot coverage and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval and lot line adjustment/subdivision to permit the development of the property as reflected on the plans submitted as the same may be revised.
Proposed Building at 22 Paterson Avenue (Block 112 Proposed Lot 2.01): Retail and Amenity Space on First Floor; 20 residential units on First Floor; 20 residential units on the Second Floor; and 20 residential units on the Third Floor. Variances required for lot width at Maple Street, number of parking spaces, parking space size, no loading space, parking setback at property line, parking setback at building and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval and lot line adjustment/subdivision to permit the development of the property as reflected on the plans submitted as the same may be revised.
Existing Historic Home at 50 Paterson Avenue (Block 112 Proposed Lot 12.02: The applicant plans to restore this historic home and maintain as a single-family home. Variances required for lot width, lot depth, parking setback at property line, parking set back at building and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval and lot line adjustment/subdivision to permit the development of the property as reflected on the plans submitted as the same may be revised.
Existing Building at 44 Main Street (Block 112 Proposed Lot 12.03): This building known as The Bromley at 44 Main was approved by the Little Falls Planning Board in 2015 and completed in late 2017. The building consists of 34 dwelling units and 6 retail stores. The building will remain the same and the lot and parking will be reconfigured as set forth on the plans. Variances required for number of parking spaces, parking space size, parking setback at property line and such other variances, waivers or exceptions as may be shown on the plans submitted by the applicant as the same may be revised and as the Planning Board may determine appropriate and necessary, and for preliminary and final site plan approval and lot line adjustment/subdivision to permit the development of the property as reflected on the plans submitted as the same may be revised. PROPOSED USE: Retail/Residential, Mixed Use Building Hearing for Variances with Preliminary and Final Site Plan Approval and Lot Line Adjustment/Subdivision Approval.
